One of our design technicians will visit your property, check the conditions, measure, photograph, record all the relevant details and confirm the project brief with you.

To draw the property from the survey accurately to scale from the survey provided with extra detail to suit the project.

- Concept Design

Explore different ideas in accurate scaled outline drawings, showing alternative concepts and potential.

- Basic Schedule and Estimate

A simple bullet pointed schedule of the works and approximate top and bottom end cost.
WEEK 2

- Design Meeting

A sit down meeting at your home to review the design options, scope and cost. We will advise you on building, planning and confirming the concept design.
WEEK 3

- Developed Design

Once the basic concept is agreed we will develop the design detail in line with the budget, planning notes, glazing, furniture etc.
WEEK 4

- Unlimited Design Amendments

As many design revisions as necessary to get every last detail perfect.
- Gain fixed quotations within budget every time

- Approved By You

Once you are happy with the designs we can move forward.
WEEK 5

- Planning Preparation and sub

Your design will be added to our planning drawing template with all the necessary details for the local authority to consider including floors, elevations, site plan, and location map. We submit and act as your agent throughout.
WEEK 7

- Validaiton

Once checked your local authority will validation the application, assign and planning officer and issue a decision date.
WEEK 9

- Light Technical

We do the first level of technical design to further consider the build method, structure etc.
WEEK 10

- Detailled Build Estimate

A fully quantified build estimate including material and labour take offs.
WEEK 11

- Technical Design Review

A virtual design review of the build details, budget, planning change requests etc.
WEEK 13

- Planning Amendments

If the design requires amendments to gain planning approval we will work with you and the planning office to secure it.
- We will design inline with your budget and gain fixed prices
WEEK 13

- Approved by Planning

Approved by planning with any conditions.
(if rejected we will revise the design process)
WEEK 16

- Basic Regulations

Detailed drawings to show compliance with building control, specification, and basic construction details.
WEEK 18

- BC Submission

Filling out of forms, preparing the drawing and supporting information for building control check/sign off.
WEEK 18

- Structural/Consultant Design

The engineer or consultant will design and calculate any extra requirements such as beams, foundations, frames etc to support the application.
WEEK 19

- M&E Schematics

Indicative drawing showing the approximate position and quantity of plumbing, heating and electrical items.
WEEK 20

- Selection and Finishes Review Meeting

Here we review and discuss all the information including your selections and finishes.
WEEK 21

- Detailed Regulations

The final drawing are prepared for tender and contracts.
WEEK 23

- BC Amendments

Make changes requested by building control to gain approval.
- All your choices and finishes worked into the design

- Approved by Building Control

Written approval that your design complies with the latest building regulations.
WEEK 24

- Tender

Sending the drawings and documents to CK Approved builders with a brief overview of the project to gain estimates, quotes and availability.
WEEK 26

- Fixed Quotes

Gain at least 2 fixed quotations for the project.
WEEK 26

- CK Contract Complete

You and your builder can now plan and begin the works, your builder will take over reposnsilbilty for on site design changes and checking sizes etc.
